Many general contractors have to use subcontractors for the mechanical parts of projects such as plumbing and electrical and most use subs for excavation, foundation work, roofing, drywall, and painting. For smaller jobs contractors may do some of this work with their own crew members.
A sign of a good contractor, such as LaPointe Construction, is one who has good relationships with competent and reliable subcontractors. Reliable and competent subcontractors are ones that show up when they are needed and do good work with minimal supervision. Good subcontractors hold themselves to high standards of work and will complete jobs to our contractor’s expectations. On the other side our general contractors will ensure that their subs are paid in a timely manner and the job is ready for their subs when they arrive. For instance, drywallers cannot hang their drywall until plumbing and electrical are complete and the walls are insulated.
Some subcontractors such as insulation installers are not known for their precision, but if they want work from a particular general contractor they need to meet his or her standards. Perhaps the insulation installers would be able to charge a little more for a higher quality that is demanded by our contractors, which would make it worth it to take the time to do it more precisely. In the end you may have to pay a little more for a better job, but it is usually worth it in the long run.
Choosing a Contractor
Whether you are starting from a list of names or from scratch, the process of choosing a general contractor is essentially the same. However, it is important to note that the larger the job, the more effort you should put into finding the right contractor. One strategy some people like to utilize is to hire their selected contractor to do a smaller job and see how it goes.
Generally speaking, though, you choose a contractor the same way you find a doctor or other professional whom you need to be reliable and competent. A lot is at stake if the contractor makes major mistakes, therefore you should completely vet your choice prior to hiring them.
